Road: the market's main axis. Connectivity comes from the A1 (towards Central Europe), A2 (towards the Black Sea) and A3 (towards Transylvania) motorways. The A0 ring motorway and the modernisation of the Bucharest ring road (DNCB) are redefining regional logistics, easing fast transit between the city's entry and exit points. Rail: Bucharest is the country's most important rail hub, connected to the Pan-European Rhine-Danube Corridor. The intermodal terminals on the outskirts (e.g. Chitila, Chiajna) serve containerised freight flows directly to the port of Constanța and the west of the country. Air: Henri Coandă International Airport (Otopeni) supports air-cargo and express-courier services and is essential for electronic components, pharma and ultra-fast e-commerce deliveries. Retail, transport & logistics, pharma, and agriculture generate industrial and logistics demand across Bucharest & Ilfov, the country's largest market at 3.7 million sqm, with rents between €4.25 and €4.75/sqm/month. Chitila Logistic Park started in the summer of 2008 with 16,000 sqm fully let to Schenker, RTC (Be Proffice) and Montero, and the second phase, of over 22,000 sqm, followed on 1 April 2009 with Ringier Print and Hiparion among the tenants. On the A1, at km 23, CTPark Bucharest West has grown to over 300,000 sqm built, with declared plans to reach 1 million sqm. WDP bought from Globalworth/Global Vision around 136,374 sqm of logistics space and land, of which 77,000 sqm in Chitila, in a deal worth roughly €110 million. The most recent major expansion is the VGP park in Ștefăneștii de Jos, on 25 hectares of former Willbrook land, with an investment of around €70 million announced in July 2025. ## Amenities and access The road network structures the area along three corridors: A1 to the west (with CTPark Bucharest West at km 23), A2 towards Constanța and the A0 ring, whose southern half-ring, between A1 and A2, has been fully open since July 2025; the northern lots (Corbeanca–Mogoșoaia, about 8.5 km) are due to open in September 2026, and the remainder up to the A1 in November–December 2026. The proximity of Henri Coandă Airport supports the logistics hub in northern Ilfov, towards Otopeni and Afumați.
