Brașov took shape as an office market on the former Tractorul industrial platform, turned by Ceetrus into Coresi Business Campus, today the largest hub in the city, with 75,000 sqm of Class A space and over 30 multinational tenants.

Demand comes mainly from IT and telecommunications, and the city remains an emerging regional market: modern stock exceeds 150,000 sqm, with new deliveries scheduled at Coresi and at Brasov Business Park.

## History

The platform on which the city's largest office hub stands today was, from 1948, the Tractorul Brașov plant, a former metallurgical enterprise turned into a tractor factory. The plant went into liquidation in 2007 and the platform went to auction, where Flavus Investments won against seven other bidders and began the conversion into a business campus, keeping the factory's exterior architecture. In 2012, Immochan (later renamed Ceetrus) took over the project and extended the regeneration across 120 ha of mixed use. Coresi Shopping Resort opened in 2015, with 45,000 sqm GLA and a €60 million investment, drawing, 750,000 visitors in its first two weeks. After completion of Phase 3, the office park reached 60,000 sqm and was renamed Coresi Business Campus, and Waters Romania, present in the city for 17 years, signed a second expansion of 3,500 sqm at Coresi Business Park.

## Amenities and access

Coresi Business Campus is a few minutes from Brașov railway station, on Strada Turnului, on the former Tractorul platform, in the Coresi district. Brașov International Airport (GHV) in Ghimbav, 12-15 km south of the centre, has operated commercial flights since 15 June 2023; CNAIR is studying a link road between the city ring road, DN1, the A3 motorway and the airport.

The surrounding infrastructure includes:
- the adjoining Coresi Shopping Resort: 45,000 sqm GLA, about 110 shops, an Auchan hypermarket, a cinema and 2,400 parking spaces
- The Business Factory / CoworkingBv, a coworking space inside the campus
- a public park with a basketball court, a skateboard track, an amphitheatre and a giant chessboard with 1.5 m pieces

At the south-eastern entrance to the city, Brasov Business Park adds a high-tech conference hall, an exhibition centre and 673 parking spaces, with a 4-star hotel planned.
