One of the largest office corridors in Bucharest, developed along the Iuliu Maniu and Timișoara arteries. The area has metro access and good road infrastructure, and generally offers a competitive balance between cost and the quality of the space.

## History

The area was part of Bucharest's industrial belt, with platforms such as Ventilatorul and Titan Mar on Șoseaua Orhideelor and in Grozăvești. The campus of the Politehnica University of Bucharest long predated the office boom, and the Politehnica metro station opened on 19 August 1983, on the Eroilor-Industriilor section of the M1 line.

The Bridge 1 (36,808 sqm) was delivered in 2017, followed in 2018 by Orhideea Towers, twin Class A towers with 37,000 sqm GLA. The Bridge 2 (21,271 sqm) and The Bridge 3 (21,171 sqm) completed the business park in 2019 and 2020, at almost 80,000 sqm, LEED Platinum certified. In Q1 2023, the Politehnica-Orhideea-Cotroceni submarket overtook Floreasca-Barbu Văcărescu by stock (614,000 sqm versus 589,600 sqm), becoming the largest in the city.

## Amenities and access

Access relies on the metro network: Grozăvești station (M1) is about 200 m from The Bridge, next to the Politehnica campus and the Regie student halls, and Politehnica station serves the university directly. Petrache Poenaru station sits at the edge of the campus, and the Basarab interchange connects the M1 and M4 lines. Șoseaua Orhideelor remains the backbone of the submarket, part of the city's inner ring.
