The East office zone groups the Colentina, Titan, Vitan and Pantelimon districts, plus the Theodor Pallady corridor: an eastern block of Sector 3, densely residential, with pockets of mid-sized offices along Calea Vitan and on Theodor Pallady Boulevard.

The stock is a long way from the corporate campuses of the North: buildings of 2,000-10,000 sqm, converted former industrial platforms or projects built next to communist-era apartment blocks. Tenants come for low cost and direct car access.

## History

Today's Vitan carries traces of the communist years: the post office from 1956 and a clinic from 1967 mark the district's first modernisations, and between 1986 and 1992 the authorities demolished old Vitan and put up prefabricated apartment blocks, some without complete permits. Titan took shape in parallel, between the 1960s and the 1980s, following a clear systematisation plan: Titan-Balta Albă, Potcoava, Costin Georgian, Nicolae Grigorescu. The commercial component came in 1999, when București Mall, Romania's first mall, opened on the site of a former circus in Vitan. The office segment only took shape in the 2010s, with the 2014 modernisation of the building at 293 Calea Vitan. Mega Mall opened in 2015, next to the National Arena.

## Amenities and access

The area is served by the M1 and M3 lines, with an interchange at Nicolae Grigorescu station, from where the routes split towards Dristor-Preciziei and towards Republica-Pantelimon-Anghel Saligny; M1 also stops at Costin Georgian and Dristor, and M3 has its own station at Titan. The Theodor Pallady corridor is served by the Anghel Saligny and Nicolae Teclu stations, with a direct exit to the A2 motorway and access to the Ring Road.
