One of Bucharest's newest and most dynamic office hubs, Floreasca–Barbu Vacarescu is home to more than 55,000 employees and comprises 589,200 sqm of office space, where rents range from €15.5 to €20/sqm/month. (Source: Crosspoint Research, Romanian Real Estate Market H1 2026) ## History In the early 2000s, Floreasca-Barbu Văcărescu was a peripheral area with almost no office stock. The transformation started in 2005, when Raiffeisen Property Holding International launched the first project on Barbu Văcărescu, the forerunner of the Floreasca City Center complex. Built between 2008 and 2013, the complex brought FCC Office (April 2011), the SkyTower tower (137 m, 37 floors, the tallest building in Romania at the time) and Office Wing (October 2012), then Promenada Mall (October 2013), about 214,000 sqm in total, financed with €95.5 million from Raiffeisen Bank International. Investment in the Barbu Văcărescu-Floreasca perimeter reached about €600 million in the years after the 2008 crisis. By October 2019, the area had 523,400 sqm of offices and was the largest submarket in Bucharest, a position it lost in 2023 to Centre-West. ## Amenities and access Aurel Vlaicu metro station (M2), at the junction of Șoseaua Pipera and Calea Floreasca, serves the submarket directly; trains run between 05:02 and 23:50. Most addresses on Barbu Văcărescu and Calea Floreasca are a 2-12 minute walk from the station. The Floreasca Park building, for example, is about 100 m from Barbu Văcărescu Boulevard and 250 m from Promenada Mall. From the Pipera-Aviației area, DN1 and the A3 motorway are quickly reachable by car for trips out of the city.
