The area, at a glance
Southern Bucharest offers office space around the main boulevards and commercial poles, with an attractive price-to-area ratio. The area serves operations- and service-oriented companies, with good access to the ring road and to the districts where the workforce lives. The stock is gradually modernising.
History
The area formed on the former Timpuri Noi industrial platform, founded in 1864 on the bank of the Dâmbovița and turned, after 1948, into one of the communist regime's largest factories, with over 2,700 employees. In the 1980s, the Ceaușescu regime demolished the old neighbourhood of houses around it and put up apartment blocks for the platform's workers.
Production stopped in 2010, the year Vastint bought the former factory's 5.1 hectares. Phase 1 of Timpuri Noi Square was completed between 2017 and 2019: three Class A office buildings, 52,100 sqm GLA, 920 parking spaces and 3,700 sqm of retail space. The first two buildings received LEED Platinum certification in 2018, the third in 2020, and Vastint is now preparing Phase 2 and a mixed office-hotel project on the Dâmbovița platform.
