Frequently asked questions

How is the rent for a warehouse calculated?

The base rent is quoted in euro/sqm/month and applies to the usable (or built, depending on the contract) area. On top of it come the service charge and the utilities consumed directly.

What is the service charge and what does it cover?

A monthly fee (usually 0.60 – 1.20 €/sqm/month) covering the management of the parking and common areas, security, exterior cleaning, snow removal, building insurance and the maintenance of the general equipment.

What financial guarantees do landlords ask for?

The market standard is a bank guarantee (letter of credit) or a cash deposit equal to 3 to 6 months of rent plus service charge and VAT.

What is the standard clear height and why does it matter?

Class A stock has a clear height of 10–12 metres. It sets the usable storage volume in height and the number of racking levels that can be installed.

What load must the floor take?

For standard forklift handling the minimum requirement is 5 tonnes/sqm (distributed load). Heavy-production spaces may need 7–10 tonnes/sqm.

Which safety permits are mandatory?

The ISU permit (fire safety) is critical. Modern Class A spaces come equipped with ESFR sprinkler systems, hydrants and smoke vents so that high-risk goods can be stored.

What is the minimum lease term?

For existing space (built-to-suit or speculative) the minimum term is usually 3–5 years. For bespoke projects built from scratch the firm contractual term is 7–10 years.

What is a Built-to-Suit (BTS) project?

A space developed from scratch by the landlord to the exact technical specifications of the tenant, then leased long term.

How do access and loading/unloading work?

The loading dock (dock leveller) is the standard for large trucks (roughly one dock per 800–1,000 sqm of warehouse). Small commercial vehicles use ground-level access doors (drive-in).
