Nine months in, Romania’s commercial real estate market is moving at two speeds. Cross-border capital kept investment on an upward path, while occupiers grew more selective across office and industrial. In residential, prices held their ground through a third quarter disrupted by the ANCPI cyberattack.

The Romanian commercial real estate market moved at two speeds in the first nine months of 2026, with investment accelerating while leasing activity slowed. Total investment reached €654M, up 48% year-on-year, with retail accounting for 61% of volumes. Prime yields remained stable at 7.5% for office and retail assets and 7.5%–7.75% for industrial properties.

Office gross take-up fell 14% year-on-year to 140,388 sqm, while net take-up rose 6% to 93,639 sqm, with Floreasca-Barbu Văcărescu the most sought-after submarket.

The industrial sector showed solid fundamentals despite a 40% decline in leasing activity, with vacancy at 6% and stable prime rents of €4.75/sqm.

The residential market saw transactions in Bucharest and Ilfov fall 14.3% following the cyberattack on ANCPI, though activity recovered in September. New units in Bucharest averaged €2,650/sqm in September 2026, up 22% year-on-year but stable compared to the previous quarter.
